Position Summary
As a Maintenance Supervisor, you will lead the maintenance operations for your assigned property, ensuring the physical integrity, safety, and appearance of the community are upheld. This is a working supervisory role, meaning you will not only manage the team but also work hands-on in repairs, preventative maintenance, and unit turns. You will mentor maintenance staff, maintain service standards, and support operational excellence across your site.
Key Responsibilities
Leadership & Team Oversight
Supervise and support maintenance technicians and porters.
Coordinate daily work assignments and ensure timely completion.
Train, coach, and develop team members on maintenance standards and safety protocols.
Lead by example in promoting teamwork, accountability, and customer service.
Property Maintenance
Ensure property and building systems (HVAC, plumbing, electrical, mechanical) are fully operational.
Monitor maintenance work for quality, timeliness, and compliance with standards.
Maintain building exteriors and common areas for cleanliness, functionality, and curb appeal.
Preventive Maintenance
Develop and follow a preventive maintenance plan for all systems and equipment.
Conduct inspections and make necessary adjustments to avoid costly repairs.
Unit Turns & Renovations
Oversee and perform make-ready tasks to ensure vacant units meet quality standards.
Manage timelines for unit turnover and assign work accordingly.
Collaborate with vendors and contractors for specialized repairs or renovations.
Emergency & After-Hours Response
Serve as the lead for on-call emergencies and coordinate with on-call team rotation.
Respond promptly and professionally to urgent maintenance issues.
Inventory & Compliance
Maintain appropriate inventory of parts, tools, and supplies.
Ensure compliance with OSHA, building codes, and company safety policies.
Maintain detailed records of inspections, work orders, and service requests.
Resident & Stakeholder Communication
Communicate proactively with residents regarding service requests and timelines.
Collaborate with Property Manager to ensure resident satisfaction and timely resolutions.
Coordinate with vendors, contractors, and inspectors as needed.
Qualifications
3+ years of maintenance experience in multifamily housing or a related field.
1+ year in a supervisory or lead technician role preferred.
Proficient in HVAC, plumbing, electrical, carpentry, and appliance repair.
Strong problem-solving and team leadership skills.
Excellent communication and organizational abilities.
Ability to work independently and prioritize under pressure.
Physical & Technical Requirements
Ability to lift 75 lbs. and work on ladders or in tight spaces.
Willingness to work outdoors in various weather conditions.
Proficient with hand and power tools.
Experience with maintenance management software (e.g., Yardi) or willingness to learn.
Additional Responsibilities
Maintain a clean and organized maintenance shop.
Assist at other properties for support or training as needed.
Participate in safety and training programs.
Attend staff meetings and contribute to operational improvement plans.
Support emergency response protocols (e.g., fire, flood, storm).
